Rooftop package units dominate commercial buildings across the Metroplex. These self-contained systems mount on the roof and combine heating and cooling in a single cabinet, which makes them cost-effective, easy to zone, and simple to replace when they wear out. The tradeoff is a brutal environment, direct sun, extreme temperature swings, hailstorms, and dust that accelerates wear on every component.
We service RTUs daily across DFW. Offices in Plano often run multiple 3 to 10-ton units, one per zone. Retail centers along the Dallas North Tollway might have a dozen units from 5 to 25 tons. Rooftop units typically last 15 to 20 years with proper maintenance, but many fail earlier from neglect. Texas weather accelerates the wear, direct sun ages components, and dust clogs coils until small problems become expensive failures. Regular service, twice yearly, is what keeps a unit reaching or exceeding its expected life.
Coil cleaning matters more here than almost anywhere. Dust on a condenser coil restricts airflow and forces the compressor to work harder, which can raise energy use by around 30 percent and shorten compressor life. We pressure wash coils annually to restore factory airflow. We also exercise and lubricate economizer dampers, because a stuck damper wastes energy either by running the compressor when free outdoor cooling is available or by pulling in hot air when the building needs mechanical cooling.
We recommend RTU service in spring before cooling season and in fall before heating season, so issues surface during moderate weather when repairs cause minimal disruption.
